Haussmann Development has announced its plans for ‘The Tabernacle’, an affordable housing project in Jamaica, Queens, featuring over 200 housing units and community facilities. The development aims to address the housing shortage in New York City and offers a variety of amenities to support residents, including a church space and a fitness center. The project is designed to enhance community living while providing competitively priced rental options for low- to moderate-income families.
Haussmann Development has unveiled ambitious plans for an affordable housing project named ‘The Tabernacle’ located in Jamaica, Queens. The project aims to provide over 200 units of affordable housing and new church space at the site situated at 159-31 90th Ave., an area currently marked by vacancy.
The development plans have been officially filed with the Department of Buildings. Once completed, the project will take up approximately 223,000 square feet of land. The proposed structure will rise to about 143 feet and consist of 14 stories, despite some discrepancies in reported heights, as Haussmann’s website lists it at 11 stories.
According to city filings, the project will encompass 212 housing units, although Haussmann’s website claims a slightly lower number of 205 units. There has also been conflicting information in an op-ed published in December suggesting that 255 units would be constructed. This development is expected to be a significant addition to the housing stock in Jamaica, especially considering the ongoing demand for affordable housing in New York City.
The project has allocated 20 enclosed parking spaces and offers additional benefits to residents, including a fitness center and social services. These amenities will be provided through a partnership with a local nonprofit organization, ensuring that residents have access to necessary resources for a better quality of life.
The first floor of the building will house office space along with community facilities. A notable aspect of the project is the inclusion of a 14,000-square-foot worship facility designated for the First Reformed Church of Jamaica. This integration of community space is indicative of the project’s aim to foster a sense of community among residents.
In terms of affordability, the projected rents for the units are relatively competitive. One-bedroom apartments are expected to rent for around $1,369 per month, while two-bedroom units are estimated to cost about $1,642 per month. This pricing strategy aligns with the city’s efforts to provide housing options for low- to moderate-income families.
The site where The Tabernacle is to be built is part of a larger area that is under consideration for city rezoning. This rezoning is anticipated to facilitate the construction of approximately 12,000 new homes in the vicinity, which is essential for addressing the city’s housing crisis.
Haussmann is moving forward with this project under a ground lease agreement held with the First Reformed Church. The complexity of the project is amplified by its potential eligibility for the affordable housing tax break known as 485-x. If The Tabernacle qualifies for this program, it would necessitate the payment of a $40-per-hour minimum wage for construction workers based on the number of units, a factor that has caused other developers to adjust their project sizes to just under 100 units to avoid this requirement.
Haussmann Development is in the process of making a significant commitment to combat the affordable housing shortage in New York City through projects like The Tabernacle. With plans for comprehensive community development, including housing, worship space, and various amenities, this initiative reflects a growing trend towards integrated urban living solutions aimed at enhancing the quality of life for residents in Jamaica, Queens.
