The newly completed Royce Residences is a striking 19-story residential building located at 341 West 38th Street in the heart of Manhattan’s Garment District. Construction officially wrapped up on July 8, 2025, following successful renovations and vertical expansions of an existing 12-story structure. This modern addition is designed to meet the increasing demand for housing in the bustling Midtown area.
The Royce Residences was developed by Central Properties and brought to life by the architectural firm Stephen B. Jacobs Group. The project involved carefully adding a new section on a narrow parcel next to the original building. The result is a seamless blend of old and new, maintaining the character of the area while enhancing its skyline.
This new building consists of a total of 112 rental units, catering to a variety of resident needs with layouts ranging from studio to two-bedroom apartments. Significantly, 30 of these units are designated as affordable housing, aimed at residents whose income ranges between 40% and 130% of the area’s median income (AMI). This initiative supports the ongoing efforts to provide more accessible housing options in New York City.
The exterior of Royce Residences is distinguished by its vibrant red façade, finished with red metal paneling that spans the ground floor, topped with a striking glass canopy covering the main entrance. The building’s profile features a unique sloping design, which culminates in a long balcony and a dark gray bulkhead. Industrial-style windows are elegantly integrated into the restored brick base of the original structure, offering a nod to the historic fabric of the neighborhood.
Each of the residential units has been tastefully designed by Andi Pepper. The apartments come equipped with desirable features such as washers and dryers, USB charging outlets, high-speed internet access, intercom systems, air conditioning, and premium kitchen appliances. These modern touches are sure to appeal to prospective tenants looking for both comfort and convenience.
Residents of Royce Residences can enjoy a wealth of amenities, creating a vibrant community atmosphere within the building. Features include bike storage lockers, a shared laundry room, Wi-Fi in common areas, a gym, a recreation room, and a business center. In addition, there are ample storage options, package lockers, and an elevator for ease of access.
The various terraces, including a rooftop terrace, provide a relaxing environment for residents to unwind and enjoy the scenic views of the city. Doorman and concierge services enhance the overall living experience, ensuring comfort and security.
Strategically located between Eighth and Ninth Avenues, this new building is in close proximity to vital transportation hubs. Residents will have access to nearby subway stations, including the A, C, and E trains at the 42nd Street–Port Authority Bus Terminal. This accessibility is vital for navigating the busy city, making it easier for residents to connect with Manhattan’s many attractions and employment opportunities.
The area where Royce Residences now stands was formerly occupied by a one-story structure, which was demolished in 2021 to pave the way for this ambitious project. The completion of this modern residential building reflects the evolving landscape of New York City and responds to the critical demand for housing in the area.
With its modern facilities, thoughtful design, and focus on affordability, Royce Residences is poised to become a desirable home for many looking to live in one of Manhattan’s most vibrant districts.
