The Oddie District in Sparks is set to transform as construction begins on a massive retail redevelopment project to convert a vacant Lowe’s Home Improvement center into a 110,000 square-foot shopping and community hub. With completion expected by the end of 2025, this project aims to revitalize the Oddie Boulevard corridor, attracting a variety of tenants and fostering economic growth. Notably, approximately 70% of the retail space is already pre-leased, highlighting strong interest and momentum for the redevelopment.
The Oddie District in Sparks, Nevada is experiencing a significant transformation as it embarks on the largest retail redevelopment project in the region. Construction began on June 10, 2025, marking the start of a major initiative to convert a vacant Lowe’s Home Improvement center into a vibrant retail hub encompassing 110,000 square feet of retail space.
Anticipated to wrap up by the end of 2025, the project will welcome its first tenants in early 2026. This redevelopment, spearheaded by Doug Wiele, CEO of Foothill Partners from Eldorado Hills, California, follows a successful previous phase that enhanced the area.
The initial phase of the project saw impressive advancements, with Phase I completed in 2022. This part involved leasing out 35,000 square feet to The Generator in the former lumber yard section. The current effort, known as Phase II, is focused on redesigning the existing structure, which will feature 30-foot wide corridors to allow for subdividing the retail space into individual rental units, catering to various businesses.
To keep the logistics smooth, the existing loading dock will remain, enabling efficient goods delivery for tenants. Currently, about 70% of the available space has already been pre-leased, alleviating some financial concerns for the developers and indicating a positive outlook for the project.
Securing funding for this ambitious project presented challenges, largely due to rising inflation that has limited options for lenders. However, Foothill Partners managed to negotiate financing with Heritage Bank of Nevada after discussions with multiple lenders didn’t yield successful outcomes. This collaboration underscores the bank’s confidence in the growth potential of the region.
In addition to Heritage Bank, the project has received support from Belay Investment Group, which is associated with the California State Teachers Retirement System, further solidifying the financial backing needed to realize this redevelopment.
As plans progress, several businesses have been announced as future tenants of The Oddie District. These include Cartwheel Robotics, Mythic Gymnastics, CoffeeBar, FiftyFifty Brewing, and EmployNV. Additionally, the former garden center area will undergo transformation into an open-air display venue for impressive Burning Man art pieces, adding a unique cultural element to the shopping experience.
Truckee Meadows Construction is serving as the general contractor, while a team of specialized contractors, including Leonard Electrical Industries, NDI Heating, Plumbing and Cooling, Frame Architecture, Nadel Architects, and L.A. Studio Nevada, contribute their expertise to the project.
The transformation of The Oddie District aims to create a lively community hub that combines retail, office space, light industrial options, and food and beverage offerings. Plans are also in discussion for a potential 240-unit studio apartment project or quick-serve restaurant pads on a nearby 3-acre land.
With a focus on light industrial and collaborative workspaces, this project looks to stimulate local tech and artisan communities, contributing significantly to revitalizing the Oddie Boulevard corridor. The anticipated economic growth and community engagement stemming from this redevelopment are expected to bring renewed vitality to the area.
