Construction of a new self-storage facility in Southwest Florida

Key projects include a 934-unit self-storage facility set for Naples and a substantial $30 million mixed-use project in Hillsborough County, among other notable expansions. New self-storage facilities and commercial developments are set to redefine the landscape of Southwest Florida, with projects in various stages of planning and construction across the region. The expansions cater to the growing demand for storage options and retail spaces, offering new amenities to the community.
Construction of a new self-storage facility with 934 units is scheduled to begin this month at the Winchester Center in Naples. This three-story facility, covering 2.8 acres, is being developed by Barron Collier Cos. and Metro Commercial and will be managed by StorQuest. The facility is expected to open its doors in late 2024. Upon completion, Winchester Center will feature an impressive 41,836 square feet of commercial space, attracting notable tenants like Sunshine Ace Hardware and NCH Immediate Care, along with various restaurants.
Meanwhile, Serenity Capital Management is planning a $30 million mixed-use development in Hillsborough County. This ambitious project will encompass a 65,000-square-foot self-storage facility, 21,000 square feet of retail space, and 10,000 square feet for medical offices, all spread across a 9-acre site. The Tampa real estate firm acquired the property, previously known as Sun City Mobile Home & RV Park, for $2.6 million, with construction slated to commence in late 2025.
In Tampa, a 331,000-square-foot industrial warehouse development is underway, initiated by Hazel Street Capital and CIP Real Estate. They secured a 26-acre site for $19.45 million, where the new complex on Causeway Blvd will consist of three distinctive buildings: one measuring 110,000 sq ft, another at 142,000 sq ft, and a standalone 79,000 sq ft warehouse.
In Ruskin, the Easton Riverview apartment complex, which features 300 units ranging from 821 to 1,487 square feet, has recently been refinanced for $56.62 million following its completion in 2023. Meanwhile, GPI Real Estate has acquired 149.5 acres in Wesley Chapel. This land will be transformed into a master-planned community that includes 890 residential units along with 104,000 square feet of commercial space. The purchase was facilitated through a $5.5 million acquisition loan.
Collier County officials have approved plans for a new 200,000-square-foot self-storage facility on Tamiami Trail East. This modern facility will replace a former U-Haul site and will feature limited retail space for moving supplies. Additionally, a new 10-acre self-storage complex has been approved to debut at the intersection of Airport-Pulling Road and Orange Blossom Drive in North Naples, proposing a total leasable area of up to 104,000 square feet.
Adding to the local self-storage options, Go Store It Self Storage has opened a newly developed facility comprising 503 units in Naples, transforming the site of the former Big Cypress Marketplace into secure, climate-controlled storage units. Furthermore, the Sarasota Youth Sailing Program is actively seeking a waiver for a proposed education building on city-owned property at Ken Thompson Park, signaling ongoing community engagement in development initiatives.
