The first phase involves erecting two six-story buildings located between West 44th and 45th Streets along Cicero Avenue, which will be interlinked by a small central plaza designed to foster community interaction.

Parking and Amenities

To accommodate residents and visitors, a 123-vehicle parking lot will be constructed at the rear of the site, which will serve future phases of the development. This initial phase is expected to deliver a total of 183 apartments that will feature various layouts, including studio, one-, two-, and three-bedroom options.

Residential and Commercial Prospects

The redevelopment plans include a northern L-shaped building that will not only house 110 residential units but will also incorporate a large childcare facility, a fitness center, and a dedicated community room on its ground floor. The southern building will provide over 2,000 square feet of retail space and will include an additional 73 residential units. Together, these two buildings will significantly enhance the local housing market.

Affordable and Market Rate Housing

A key aspect of this project is its commitment to affordability. Approximately 90% of the residential units will be designated as long-term affordable housing, with support from Chicago Housing Authority (CHA) vouchers. The remaining 10% of the units will be offered at market rates, contributing to a diverse housing landscape for the neighborhood.

Design and Construction Details

The architectural plans for both buildings include a blend of multi-toned brick, decorative metal panels, and vibrant murals intended to enhance the visual appeal of the project. The estimated cost for the first phase, approximately $127 million, will be funded through a combination of construction loans, CHA contributions, various loans, Tax Increment Financing (TIF), and Low-Income Housing Tax Credits.

Looking Ahead

The project team is on track to break ground later in 2025, with construction permits already submitted. The *George Sollitt Construction Company* will serve as the general contractor for the redevelopment, ensuring that the project meets the necessary standards for quality and timeliness.
