The city of Rochester officially celebrated the groundbreaking of the Beechwood Family Apartments on July 1, signaling the commencement of a significant development aimed at providing 54 affordable homes. This initiative is set to reshape the landscape of the community by offering a mix of housing types across 21 newly constructed buildings.
The Beechwood Family Apartments will include a diverse range of housing options, tailoring to the needs of families. The project will feature single-family homes, duplexes, and townhomes, providing flexibility for various family configurations. The apartments, designed to accommodate different family sizes, will consist of two, three, and four-bedroom layouts.
The development is bolstered by a significant investment of $8.4 million from New York State, reinforcing the commitment to affordable housing in the area. The apartments are specifically designed for families whose incomes are at or below 30%, 50%, and 60% of the area median income. This focus on affordability aims to alleviate housing pressures for local residents experiencing financial constraints.
Construction will span across various streets, including Webster Avenue, Garson Avenue, Chamberlain Street, Ackerman Street, Parsells Avenue, and East Main Street. The anticipated completion for the apartments is projected for October 2026, with an initial focus on the buildings located on Garson Avenue.
The Beechwood Family Apartments will go beyond basic living requirements, integrating modern amenities and energy-efficient features. Each apartment will be equipped with air conditioning, heat pump water heaters, and electric appliances, including dishwashers, refrigerators, washing machines, dryers, and ovens. Additionally, residents will benefit from included services for water, trash collection, and internet, provided by Home Leasing.
The community aspect of the Beechwood Family Apartments is enhanced by having a dedicated full-time property management and maintenance team on site. A neighborhood office will also be established to facilitate communication and support for residents. Outreach efforts have been extensive since 2021, involving door-to-door canvassing and community meetings to gather input and address concerns from local residents.
Residents have voiced worries about high rental prices and substandard living conditions in existing housing facilities. The Beechwood Family Apartments project aims to tackle these issues head-on, striving to provide quality living spaces that families can be proud to call home. Connected Communities has played a crucial role in mitigating vacant units in the area, decreasing the number from over 140 to less than 40.
The application process for the Beechwood Family Apartments is currently open and will remain available until July 17. Interested families can either pick up applications in person or request them via phone. Completed applications must be mailed to the office of Home Leasing. A lottery for applicants will be conducted on July 31 through Microsoft Teams, providing a fair opportunity for all applicants to secure a spot in the new apartments.
The Beechwood Family Apartments symbolize a step forward in addressing the pressing demand for affordable housing in Rochester. This project not only aims to enhance the living conditions for families but also fosters a sense of community and commitment to quality living. Through continued support and engagement, the Beechwood Family Apartments project represents hope for future residents and a model for future developments in the area.
